It is important to choose the right real estate agent to sell your property. You should use a local agent, as you then benefit from their marketing of similar properties in the area.

We take care of property sale management by selecting up to three real estate agents to provide written marketing proposals. We are not tied to any particular agency, so are free to determine who are the most active in the area and who we think will best service your needs.

To assist you choose an agent, we prepare an Agents Assessment Table based on the agents marketing proposals.

Some people do not want an auction but prefer an 'off market' sale. We can help in selecting an agent who specialises in such sales, and will help you get the maximum sale price.

Managing the agent and negotiating commission down

Once an estate agent has been selected, we will become involved in real estate commission negotiation with the agent. We will help to negotiate the agency terms for you including:

Sale commission rate
Marketing budget, and
Term of exclusive authority.

Deciding the best method of sale

In metropolitan areas, auction is the usual method of sale as it brings together all interested parties at one time to create competition. However with unusual properties or in a thin market, sale by expression of interest, fixed date, tender or private sale may be more appropriate.

In regional areas, private sale may be the usual method of sale, depending on the type of property being sold. There are generally less buyers and properties take longer to sell.

It is always difficult to determine what a property is worth, especially your own. Property values are subjective and can change quite quickly. After all, you want to maximise your sale price.

Estate agents generally give optimistic price estimates to win your business, then lower price expectations closer to the auction. For the vendor, this causes undue worry and stress.

To avoid this situation we provide:

Recent sale prices of comparable properties in your area
A review of the agents initial property estimate.

We can also arrange a sworn independent property valuation of your property by a qualified valuer. This independent property appraisal gives an understanding of what your property is likely to be worth, and will satisfy any obligations you may have to third parties.

Dealing with your bank

If your bank is threatening to take legal action to enforce their security, we can approach the bank for more time to allow you to sell your property. We find our appointment as a Vendor Advocate is favourably viewed by banks in these situations. Of course, the earlier we are involved, the better the chance we have of getting extra time from your bank.

The Tower Team have extensive experience in working with property lawyers to prepare the sale documentation. It is important to ensure that contracts are delivered to the estate agent on time for marketing.

We can also obtain any reports required for marketing or for the contract of sale including:

Pest inspection
Permits
Plans
Home builders warranty insurance.

Of course, if you don't have a lawyer, we are happy to refer you to one.

Providing an Auction Day Strategy & Support

Auctions are stressful! In order to ‘de-stress’ the day, it is helpful to have a clear sales strategy prior to the auction.

We can provide you with a written Auction Day Strategy suggesting:

Reserve price
Price the property should be put on the market
Minimum price you should accept.
